Making the Piano Sound and Play Best

Tuning and troubleshooting are needed for regular maintenance.  But that is not all a piano needs.  In order to optimize your piano, other service may be required.  These services are not needed as often as, say tuning or cleaning, but still necessary.  Only having your piano tuned is like only putting gas into a car for its regular service.  More is needed.  Below are some of the services that will allow you to see the full potential of your piano.
Regulating

Regulating involves tuning the piano's mechanical parts, or action.  Why should be these parts be regulated, or in other words, adjusted?

There are two goals that are strived for when regulating an action.  The first is dynamic control, the ability to control how the piano sounds via the keyboard.  A well regulated piano allows the pianist to play the softest tones, as well as the most powerful, with a full pallate of textures and colors inbetween.

Second, the action must give the same dynamic control evenly across the keyboard.  That way, no matter where the pianist plays, the same control and feel is available. 

When both these goals are achieved, the piano becomes much easier to play and control.
Optimizing the Piano

This could also be described as prepping the piano.  Basically, optimizing or prepping a piano involves making sure that everything in the piano is working and performing as it should.  This is usually done in tandem with regulating.

Some of the services that may be performed would be an in-depth cleaning of the piano, as well as a thorough, detailed lubrication and optimizing of the action.  This can make a huge difference in how the piano feels.  Also, making sure that the strings of the piano are properly seated on the bridges, ensuring the best transfer of sound to the soundboard, as well as leveling all the strings to the hammers, enabling a cleaner tuning.

There are many other things that may be involved in optimizing a piano.  This depends on the piano, and how well it has been taken care of in the past.  Usually once the piano has been optimized and regulated, it requires only regular, consistant service to maintain that high level.
